We are a land investment company. We hold some properties for a while to keep our money in a real asset. We also work with builders and other investors in the area if they’re looking for something specific. Other properties we immediately sell to our buyer’s list or through other marketing.

A purchase agreement is a legal document that states that you will sell the property to us for a specific amount of money. You are not signing over the property at that time. It’s just a contract that says you agree to sell it. Once we have that then we can spend the time we need to do deeper due diligence and make sure the title to the property can be conveyed.
We use title companies or real estate attorneys to do the official title work and they act as escrow agents, too. Once they have gotten the deed successfully recorded with the county then they will wire transfer the money to you or send a bank check. If it is a very small property we will occasionally close through a notary where you would sign the deed and immediately be handed a cashier’s check for the full amount.
